Hail and wind claims

Hail hit. Here is what happens.

Most San Antonio hail claims are won or lost in the first two weeks. This is the exact order it runs in, what your policy usually pays for, and where we sit in the middle of it.

The two weeks after a storm

  1. Day 0The storm passes

    Photograph anything on the ground: dented gutters, a shredded screen, granules washed into the flower bed. Timestamps help later. Do not climb up there yourself.

  2. Day 1Free inspection, ours

    We fly the roof, hand-check the soft metals and mark hits per slope. You get the photo report by email whether the answer is claim or no claim.

  3. Day 2File with your carrier

    You make the call, not us. Give them the storm date and say you have an inspection report. Write down the claim number and the adjuster name.

  4. Day 5Adjuster meets us on the roof

    We are up there with them, with our measurements and photos. Two sets of eyes on the same slope stops most of the arguments before they start.

  5. Day 8Scope and check one

    The carrier issues a scope of loss and the first payment, minus your deductible and any depreciation held back. We read it line by line with you.

  6. Day 14Roof on, paperwork closed

    Two to three days on site. We send the final invoice and completion photos so the carrier releases the depreciation they were holding.

What a policy usually covers

Every policy differs and yours is the one that counts. This is what we see most weeks on standard Texas homeowner cover.

Usually covered

  • Shingles bruised or punctured by hail
  • Wind-lifted or missing shingles
  • Dented gutters, vents, flashing and turbines
  • Interior water damage from a storm-opened roof
  • Code upgrades, when you carry ordinance cover

Usually not

  • Wear, curling and sun damage on an old roof
  • Leaks from a repair someone botched years ago
  • Cosmetic-only dents, when you have a cosmetic exclusion
  • Your deductible, which is yours to pay
  • Damage reported long after the storm date

Replacement cost or actual cash value

Replacement cost policies pay what a new roof costs today, in two parts: a first check now, and the held-back depreciation once the work is finished and invoiced. Actual cash value policies pay the depreciated value only, so a 16 year old roof pays like a 16 year old roof. Check which one you carry before the adjuster arrives, because it changes the whole conversation.

One warning about storm season. If somebody knocks and wants a signature before they have been on the roof, that signature is usually a contract. We inspect first, quote second, and you sign nothing until the carrier has agreed a scope.
