Homes built once, built properly

We build eight houses a year, not eighty. The same site supervisor carries your home from slab to keys, on a fixed contract price and a schedule we hold ourselves to.

Fixed price contracts · Eleven to thirteen month builds

Selected work

Four houses from the last three years. Every one had a fixed price at signing and the same supervisor at handover.

The Fair Oaks farmhouse

Build

Fair Oaks Ranch · 4 bed · 3,200 sq ft · workshop wing · 2024

A working farmhouse for a family that runs its business from the property. Separate entrance, shared plumbing wall.

What we hold to

A house is a hundred decisions made in the right order. Our job is to put them in that order, price them honestly, then build without drama.

One price, written down

Fixed contract price with allowances stated in dollars. Variations are quoted in writing before the work goes ahead.

One supervisor, start to finish

The person who walked your lot is the person who hands you the keys. You get their number, not a switchboard.

We say no early

If a budget will not carry a design, we tell you at week two, not after you have paid for drawings.

From our owners

The Friday photo email became the family ritual. Nine months, no surprise invoices, keys on the day they promised.Elena and Mark · Boerne
They told us no twice. Both times they were right, and that is why we trusted the yes.James · Garden Ridge

Two builds open for next year

We hold a small book on purpose. If you have land, or you are still choosing it, a first conversation costs nothing and usually saves money.
