How a Hartwell home gets built

Three phases, no surprises

Open a phase to see what happens, who does it and what you get to see while it is happening. This is the same sequence on every house we build.

Before anything moves on site, the drawings, the budget and the permits all have to agree with each other.

  1. First walk of the landWe stand on your lot with you and talk orientation, slope, trees and access before anyone draws a line.
  2. Feasibility and budget rangeA written range built on real San Antonio trade costs, not a low number designed to win the job.
  3. Design and selectionsDrawings develop while you make finish selections, so nothing gets chosen twice or costed twice.
  4. Fixed price contractLine item schedule, allowances written down, signed before a machine touches the dirt.
  5. Permits, HOA and utilitiesWe file with the city and the HOA, then chase both weekly until the approvals land.

What you see: a budget you can plan your life around and a start date that holds.

Typical custom build: eleven to thirteen months from the first walk of the land to keys in your hand.

Owners tell us the worst part of building elsewhere was not knowing. So we over communicate on purpose: a photo set every Friday, a live schedule, and a supervisor who answers the phone.
